It doesn’t, if you know what you’re doing. Here’s how to get a genuinely premium experience in Makati at a fraction of what most people expect to pay.
Choose Condo Over Hotel
This is the foundation of the whole approach. A well-chosen condo rental in a top Makati building gives you more space, better amenities, and often a more dramatic view than a hotel room at twice the price. The math doesn’t lie: a 1-bedroom unit in a building like Gramercy Residences — with access to three pools, a Sky Park, a spa, a gym, and a 71st-floor rooftop bar — can cost less per night than a mid-range hotel room with none of those things.
The key is knowing which buildings have the amenity stacks worth booking for. In Makati, the Century City buildings (particularly Gramercy), the Rockwell towers, and a handful of CBD high-rises consistently outperform their price bracket on amenities.
Book Direct, Not Through Platforms
This one move can save you 12–20% on your total booking cost. Airbnb and Booking.com both add service fees — sometimes significant ones — that go entirely to the platform, not to any improvement in your stay.

Don’t Overlook Lesser-Known Buildings
Everyone knows Gramercy and Rockwell. Fewer people know about some of the smaller, well-maintained buildings in Salcedo Village and Legazpi Village that offer excellent units at lower rates, often with rooftop pools and city views included. The trade-off is fewer amenities overall, but for guests who mostly want a clean, well-located private space, they’re excellent value.
Book Early, Especially for Peak Periods
Holy Week, the December holiday season, and major long weekends see top Makati units get booked up two to three weeks in advance. Waiting until the week before means fewer choices, higher rates, or both. If you know the dates, lock them in early.
